Da Nang construction update – 2025 edition
Da Nang and Hoi An to join forces, Japan’s Aeon Mall, Robert De Niro’s waiting (for his hotel to be built), the riverfront apartment boom, the resort coast, and would you still love Da Nang if the beach were gone?

This is the annual construction update for Da Nang, Vietnam. This report includes notes from my visits in January, March, and April 2025.
Da Nang and the provincial mergers
Vietnam is planning to merge 63 provinces and municipalities down to a total of 34. As part of this merger plan, the city of Da Nang will be merged with neighbouring Quang Nam province. This means that Hoi An (in Quang Nam province) will be part of Da Nang.
I will continue to write separate reports for Da Nang and Hoi An for Future Southeast Asia; otherwise, the reports would be too large. This will be like two distinct cities in a province.
City projects
In a city full of stalled and abandoned buildings, the Courtyard by Marriott finally opened in May this year. It wasn’t open when I visited, though it has looked completed for a few years already.

Japan’s Aeon is building a mall in Da Nang. They recently opened a megamall in a new urban area in Hue. It was new when I visited Hue, and there were few people there, so it was hard to tell if it would be successful.
Aeon have faith in the Vietnam market, and they are planning to expand across the country.
The under-construction Aeon Mall in Da Nang is in a built-up area between the river and the airport.

Beach projects
The Da Nang beachfront has some high-profile stalled projects that have not progressed for years, so it was a surprise to see a new international project get off the ground.
Nobu Residences is a hotel brand whose co-founders include actor Robert De Niro and celebrity chef Nobu Matsuhisa. De Niro visited Vietnam in June 2024 to launch Nobu hotel projects in Ho Chi Minh City and Da Nang.
